Perseus Land & Developments Secures Planning Consent for Care Home at Manor Road, Selsey

Perseus Land and Developments, the developer of bespoke care homes, retirement and residential accommodation for the later living sector, in collaboration with the Barwood Property 2017 Fund, has successfully obtained planning consent for a 70 bedroom care home at Manor Road, Selsey.

The site occupies a prominent location on the main arterial road into the town centre and is adjacent to a brand new and attractively designed ASDA Superstore and Costa Coffee outlet.

th an obvious undersupply of good quality, purpose-built care homes. The average house prices being achieved here and in nearby East and West Wittering are very strong indeed, and when the opportunity arose to acquire such a prominent and accessible site, we grabbed it with both hands. I have acquired many care home sites next to supermarkets over the years, and the feedback from operators is that they have always filled very quickly indeed, which I suspect is because the relatives of care home residents (who will often choose the home) like the idea of combined trips in the evenings and on weekends”.

Perseus Land & Developments Completes Unconditional Purchase of Guildford Care Home

Perseus Land and Developments, the developer of bespoke care homes, retirement and residential accommodation for the later living sector, in collaboration the Barwood Property 2017 Fund, has completed the unconditional-on-planning purchase of the former Ashley House Care Home in Guildford.

Ashley House, which closed in July 2020, was a converted 32-bedroom care home on a 1.1-acre site in a prime location where house prices within a two-mile radius average £600,000.
Perseus submitted a planning application in July to demolish the existing care home and develop a purpose built 60-bedroom facility in its place. This will provide much-needed residential, dementia, respite and palliative care for local people.

Duncan Ford, managing director said, “We are delighted to have acquired this site. This acquisition resulted from some good, old fashioned “door knocking”, which is a lost art among many developers, but one which we still value”.

Perseus has an excellent pipeline of site acquisitions in similar, prime locations and is always delighted to assist care home operators with their expansion plans.

Perseus is also prepared to purchase sites unconditionally-on-planning and welcomes enquiries from agents or landowners.

Perseus Secures Planning Consent for Cutting-Edge Dementia Nursing Home at Seven Hills Road, Weybridge

Perseus Land and Developments, the developer of bespoke care homes, retirement and residential accommodation for the later living sector, in collaboration the Barwood Property 2017 Fund, has successfully obtained planning consent for a 64 bedroom nursing home on a former Wyevale Garden Centre site in Weybridge.

The site, which was acquired unconditionally in 2019, occupies a prime location between the private St George’s Hill residential estate and the renown Whitely Retirement Village, which is home to around five hundred older people.

This is the first of several schemes where Perseus has subdivided the bed spaces into ‘households’ of eight, each with their own, independent kitchen and lounge. It is sincerely hoped this will engender a sense of ‘family living’, that residents can be grouped together according to their healthcare needs, age-group and/or hobbies and interests, and that it will be much easier to isolate individual ‘households’ and bedrooms should the threat of Covid-19 continue. Perseus Land & Developments, the developer of bespoke accommodation for the later living sector, has appointed Tom Duck as construction director.

Tom is a chartered project manager and has 20 years’ construction project management experience. He joins from Fed3 Projects, a niche project management consultancy focused on the healthcare sector where he was a director. He has specifically spent the last five years working with Signature Senior Lifestyle on delivering its pipeline of luxury care homes in London and the South East.

Perseus was launched by care homes’ specialist Duncan Ford in September 2018 in a funding partnership with Barwood Capital, the Northampton-based UK regional real estate investment and development specialist. Perseus has now acquired 12 sites across the UK for care homes, retirement accommodation and extra care accommodation.

Perseus Land & Developments appoints senior development surveyor

Perseus Land & Developments, the developer of bespoke care homes and residential accommodation for older people, has appointed Holly Pullinger as senior development surveyor one year after the firm launched.

Holly has joined from Octopus Real Estate where she worked for five years focusing on development management, investment and asset management, including the acquisition of primary care property totalling £30 million. Holly gained a MSc Real Estate from the University College of Estate Management, Reading and a First Class Honours in LLB Law from the University of Surrey. Holly’s role at Perseus is to work alongside other members of the development team on the acquisition of new opportunities, the delivery of build-outs, and management of existing and new relationships with healthcare operators.

Perseus was launched by care homes’ specialist Duncan Ford in September 2018 with a funding partnership with Barwood Capital, the Northampton-based UK regional real-estate development and investment specialist, to source sites for its Barwood Regional Property Growth Funds. The partnership recently announcement that they had successfully acquired five care home sites across the UK to deliver more than £55 million GDV and 347 beds with further sites in the pipeline.

Duncan Ford launches Perseus Land & Developments through partnership with Barwood Capital

Care home development specialist Duncan Ford has agreed a funding partnership with Barwood Capital, the Northampton-based real estate investment manager, to launch his new business.

The new company, Perseus Land & Developments Limited (“Perseus”), has been set up by Duncan Ford who has more than twenty years’ experience in the healthcare property sector, working for Frontier Estates, 
Tilfen Land and Danescroft Developments.
He has overseen the acquisition and obtained planning permission for more than fifty developments throughout the UK, from Exeter to Edinburgh including the provision of over 3,500 care home bed spaces.
Perseus will be a developer and facilitator of bespoke residential accommodation for older people who have both emerging and acute care needs including sheltered housing, extra care housing and new care homes.

The partnership will see Barwood Capital fund the acquisition of sites with Perseus as development manager.  The Barwood 2017 Fund closed earlier this year with the capacity to invest in £150m of regional property opportunities.
